
Lorient Holdings led the assemblage of 130 William Street in Lower Manhattan as a development-oriented investment focused on land control, zoning potential, and strategic disposition in a high-barrier urban market.
The strategy centered on acquiring and consolidating multiple parcels to create a developable site with scale and optionality in a location characterized by limited supply and strong long-term demand. Lorient managed the assemblage process, navigating ownership complexity and positioning the site for large-scale residential development.
Following completion of the assemblage and entitlement positioning, the site was sold to Lightstone Group, who went on to develop and construct a ground-up residential tower at the location. The sale allowed Lorient to realize value through land aggregation and development readiness, without assuming construction or lease-up risk.
The 130 William Street investment highlights Lorient's ability to identify off-market and underutilized urban opportunities, execute complex assemblages, and monetize value through strategic exits to institutional developers.
